   POWER LOFT @ INNOVATION

Power Loft @ Innovation is a fully operational 225,000 gross square foot, 100,000 raised square foot data center, located in Manassas, Virginia. The building is a two-story structure, strategically designed to allow tenants to add additional power and cooling capacity over the life of their lease without disruption to the raised floor environment. The data center is designed to deliver in phases and at the start of 3Q 2010, 31,250 raised square feet are built with 18,750 raised square feet occupied. 6,250 square feet and 1,000kw of critical load are available for immediate occupancy.  Additional phases of construction will deliver the remaining 68,750 raised square feet for a total of up to 30 MW of critical load.

Power Loft @ Innovation Benefits
Efficiency - Power Loft @ Innovation has an annual average P.U.E. of 1.28 which represents a 35% savings over most existing data centers.

Low Total Cost of Ownership - Power Loft @ Innovation uses 72 % less power for non critical loads than traditional legacy data centers. Tenants also benefit from Prince William County's low IT equipment tax rates and from Northern Virginia Electric Company's (NOVEC) power rates. Each of these benefits passes directly to tenants to reduce their total cost of ownership.

LEED Silver Certified - Power Loft @ Innovation utilizes a green roof, a greenScreen© exterior envelope and exacting construction protocols to ensure an environmentally appropriate final product.

Connectivity - Power Loft @ Innovation is currently served by AboveNet, FiberLight, Comcast, Level3 and Verizon.  Providers approach the site via multiple diverse routes and enter the site and building via diverse, concrete encased ductbanks.

Recognition
Winner of the 2009 Northern Virginia Technology Council Green Award, designed to honor area technology companies, universities, and organizations for their work towards carbon footprint abatement, job creation in the region, energy efficiencies, and renewable power use, among other criteria.

Availability
August 1, 2010 - 6,250 raised square feet and 1,000 kw of critical power.

Data suites  from 6,250 to 50,000 raised square feet are ready to occupy 120 days from lease signing.
